Trailside is a residential Master Site Plan spanning approximately 600 acres in Brunswick County, North Carolina. Blue Fern Development is leading the entitlements for the six-phase Planned Unit Development, which has received land use approval for 1,670 single-family homes. Preservation of the site’s existing woodland landscape will deliver central amenities, trail networks and access to the adjacent Hood’s Creek, while complementing an efficient product mix and layout.

Trailside’s permitting progressed through a sequenced public review process, including a Planning Board review which initially resulted in the project being tabled. By listening to considerations from key stakeholders and, in coordination with local industry experts, Blue Fern was able to refine the master plan, resolving important access concerns with the addition of a secondary entrance. Welcoming open dialogue with members of the Brunswick County community at a grassroots level enabled this project to execute on critical path milestones.
