Stoneridge is a 138-acre master planned community located in Kitsap County, Washington. The project received permitting approval through Kitsap County for the development of 761 single-family and Townhome Units. By gaining approval for this project, Stoneridge converted a long-abandoned gravel mine into a residential neighborhood helping Kitsap County provide of needed housing for its community.

The large piece of land, known as Dickey Pit. It was previously used as a gravel and sand mining operation until it became vacant in the 1990s when the last resources were extracted. Although abandoned, the site’s development potential remained limited for more than two decades due to its zoning designation of Urban Industrial with a Mineral Resource Overlay zone. Rezoning this old mine to a mix of Low Residential and Neighborhood Commercial, will allow the property to bring needed housing supply to the Silverdale area and will strengthen Kitsap County’s housing market.

Blue Fern Development worked with its partners to ensure that the project met the goals of the Kitsap County Comprehensive Plan. This project will create a mix of 588 detached single-family lots and 173 attached single family lots. Included in the Stoneridge community will be 76 affordable housing units. The project exceeded open space requirements by over 800,000 square feet.
