Blue Fern led the permitting to subdivide 14.92 acres into 90 single-family residential lots. Located less than a mile from downtown Yelm, the site is zoned moderate-density residential and was permitted to allow for a mix of product type with both 45-foot and 50-foot lots.

Despite being Blue Fern’s first project in Yelm, Washington, the project received both land use and civil approval in just 13 months. To achieve this, Blue Fern engaged with planners and consultants early in the process to understand the specific requirements needed to support the protection of endangered species specific to the region.

Highlights of site planning include two pedestrian connections to the Yelm-Tenino trail and .75 acres of central open space with a community play structure.
