Towns on 12th – Renton, King County, Washington

Different zoning designations provides a unique challenge — and opportunity.

Towns on 12th is a 90-unit townhome community located in the Honey Creek Park neighborhood in the City of Renton. Geographically, this project is situated just 15 minutes south of the City of Bellevue and about the same distance north of Sea-Tac International airport. The property has two different zoning designations; a large portion is zoned RM-F and a smaller section is zone R-10. These different designations allow for an increased segmentation in product size, attributes and dimensions. The product in Towns on 12th is predominantly alley loaded with a variety of floor plans; two, three and four bedrooms including both tandem and side-by-side parking scenarios. The homes are designed in a contemporary style and range in size from approximately 1,200 to 1,700 square feet of heated space.   

Eldorado – Silverdale, Kitsap County, Washington

Blue Fern worked closely with the jurisdiction to understand resident needs and plan for a space that enhances the community.

Eldorado is a 500-lot single family residential detached community located above Dyes Inlet, just southeast of the City of Silverdale in unincorporated Kitsap County. Situated just south of Newberry Hill Road and roughly bisected by NW Eldorado Boulevard, this project was designed to provide housing options at the first-time buyer level. It includes community parks, 4,500 feet of walking trails, a dog run and a substantial amount of open space. The predominant lot size in this community is +/- 4,000 square feet with most lot widths at 40 feet; the minimum lot size is just over 3,200 sf and the largest is about 8,900 square feet. Application for the project was made in Kitsap County in March of 2020 and gained Preliminary Plat Approval in January of 2021.
